Amador County TMD STR Exception Language

Short term vacation rentals that fit all of the following criteria will be exempted from the TMD:

  • The rental unit comprises a single room in the Owner’s primary residence OR the unit is an accessory dwelling unit or converted garage which does not contain a full kitchen and would not be suitable for long term occupancy.
  • The rental unit is located on the Owner’s primary residence.
  • The Owner of the property is present when the unit is being rented.
  • The rental unit is the only unit being rented for short term purposes by the property owner in Amador County.

In order to receive an exemption, the property owner must appeal to the Amador Council of Tourism and provide evidence that their rental unit complies with the above requirements. The ACT may ask to see pictures or other documents to verify that the property rental complies with the above requirements.
